Tile is heavy (roughly 600–900 lbs per square), so if you’re switching from shingle we’ll confirm your structure can carry the load before recommending it. And remember: the tiles can outlast the home, but the waterproof underlayment beneath them generally needs replacing every 20–25 years in our climate — many “tile re-roofs” are really underlayment replacements where sound tiles are lifted, the membrane is renewed, and the tiles are reset.
